RMJ Development Group Welcomes 13 New Tenants
at Madison Crescent!

A 43-Acre Mixed Use Village Featuring Upscale Retail, Offices and Residences in Western Prince William

McLean, VA. [July 13, 2007].  RMJ Development Group (www.rmjdevelopment.com), is pleased to welcome 13 new tenants at Madison Crescent (www.madisoncrescent.com), a new mixed-use village offering upscale retail, offices and residences.  Madison Crescent is located at the intersection of James Madison Highway (Rt. 15) and Lee Highway (Rt. 29) in Gainesville, Virginia.

Joining grocery anchor Harris Teeter in the Marketplace at Madison Crescent is:  Chevy Chase Bank, Starbucks, MaggieMoo’s Ice Cream; Cingular; Subway; Brooklyn Brothers Restaurant; Hair Cuttery; and Marketplace Dry Cleaners.  Joining Prince William Family Medicine, the first tenant in the Madison Crescent Professional Building announced last month, is Anytime Fitness; SR Clarke, a corporate recruiting firm; and SunTrust Mortgage.

“Our goal with Madison Crescent is to build a premier office, retail and residential community at the gateway to western Prince William County that will bring energy and vibrancy to the area.  We are confident that with these outstanding tenants and the others we will be announcing soon we will be able to do just that,” said John D. Rhoad, Jr., Managing Principal, RMJ Development Group.

When complete, Madison Crescent will include 242,000 square feet of office space, including The Madison Crescent Professional Building, a 3-story Class A building featuring 12,000 square feet of retail space on its first floor and a total of 24,000 square feet of office space on two additional floors.  The Marketplace at Madison Crescent includes 124,000 square feet of retail space.  A Grand Opening is scheduled for late September 2007.

Madison Crescent is also planned to feature a 120-room, 160,000 square foot hotel.  Miller and Smith has started site work on the residential portion of the mixed-use development which will include 144 townhomes; 12 live/work residences which feature residential homes above retail; and 60 single family homes.  The first residences are expected to be delivered this October.

Taking its inspiration from the world’s first planned community, the town of Bath in Somersetshire, England, Madison Crescent has been designed with Crescent Park centered in the heart of the community.  An arched bridge with water on either side leads from Route 29 into the community creating a sense of arrival with views towards Crescent Park.

“When designing Madison Crescent, we set out to combine rich, traditional architectural details with state-of-the-art building designs that will provide value to both businesses and residents,” adds Rhoad.  Madison Crescent and Crescent Park will be a destination offering people a place to enjoy a concert or event in the park, meet friends for a cup of coffee, or find a relaxing spot to enjoy lunch.  Residents will be able to walk to restaurants and stores, helping to create a pedestrian-friendly, vibrant neighborhood.  The Marketplace at Madison Crescent is professionally managed by Community Realty Company, Inc. (CRC) of Greenbelt, Maryland.
